Technology Provider and Software License: This Website operates on the "Inmoqueen" technology platform, whose intellectual property, source code, database structure, and technical architecture are owned by IMPROVE TECHNOLOGY, S.L. (Tax ID B74404880), with its registered office at Calle Chile No. 4, Las Rozas, Madrid, Spain. REINES uses this platform under a software license for the management of its real estate business.


2. PURPOSE AND ACCEPTANCE

Access to and/or use of this Website grants the status of User, who, by such access and/or use, accepts these General Terms of Use.

The purpose of the Website is to provide Users with access to information regarding REINES' real estate listings, personalized property searches, property alerts, and the possibility of making online property reservations.


3. TERMS OF USE OF THE WEBSITE

The USER assumes responsibility for the use of the Website. Such responsibility extends to any registration required to access certain services (Private Area "My Account", Favorites Management, Reservations).

3.1 Registration and Credential Security

The Website allows registration either through a direct registration form or via third-party authentication (Google OAuth).

The USER is responsible for providing accurate and lawful information. Where registration results in the assignment of a password, the USER undertakes to use it diligently and keep it confidential.

REINES and its technology provider implement appropriate security measures (including credential encryption); however, the USER remains ultimately responsible for safeguarding their access credentials.

3.2 Prohibited Uses

The USER undertakes to make appropriate use of the Website's content and services and, in particular, agrees not to:

  • Engage in unlawful, illegal, or activities contrary to good faith or public order.

  • Cause damage to the physical or logical systems of REINES, its service providers (including AWS and Improve Technology), or third parties.

  • Attempt to access and, where applicable, use the email accounts of other Users or modify or manipulate their messages.

  • Use automated systems (including bots or web scrapers) to extract property data on a large scale without express authorization.


4. INTELLECTUAL AND INDUSTRIAL PROPERTY

Real Estate Content

REINES owns or holds the necessary licenses for all intellectual and industrial property rights relating to the editorial content, property photographs, videos, 360º virtual tours, property descriptions, and trademarks displayed on the Website.

Technology Platform

IMPROVE TECHNOLOGY, S.L. owns all rights relating to the underlying software, including but not limited to:

  • Backend source code (PHP/Laravel);

  • Frontend source code (Livewire/Tailwind);

  • User interface design;

  • Data model; and

  • Integration algorithms.

The reproduction, distribution, public communication, transformation, or any other exploitation, whether in whole or in part, of the contents of this Website for commercial purposes, in any format or by any technical means, is expressly prohibited without the prior authorization of REINES.


5. DISCLAIMER OF WARRANTIES AND LIABILITY

5.1 Technological Availability

REINES does not guarantee uninterrupted access to the Website or the absence of errors.

The Website is hosted on cloud computing infrastructure (AWS), which, although designed to provide high availability, may experience technical incidents beyond REINES' control.

5.2 Property Information and Synchronization with Third-Party Portals

Property information (including prices, floor areas, and features) is subject to continuous updates.

The "Inmoqueen" platform synchronizes information with external real estate portals (including Idealista, Fotocasa, and ThinkSpain).

REINES shall not be liable for temporary discrepancies between the information displayed on this Website and that shown on third-party portals resulting from API synchronization delays.

5.3 Payment and Reservation System

The Website integrates a payment gateway managed by Stripe Payments Europe, Ltd.

REINES neither stores nor has access to Users' complete credit or debit card information.

REINES shall not be liable for payment processing failures, improper charges, or security incidents directly attributable to the payment service provider or to interruptions in the User's internet connection during the transaction.

5.4 Maps and Geolocation

Property locations displayed on interactive maps (Google Maps) are approximate.

REINES does not guarantee the absolute geodetic accuracy of the displayed coordinates and shall not be liable for decisions made by Users based solely on the map representation.


6. MODIFICATIONS

REINES reserves the right to make any modifications it deems appropriate to the Website without prior notice, including changing, removing, or adding content and services, as well as modifying the manner in which they are presented.


7. LINKS

Where the Website contains links or hyperlinks to other Internet websites, REINES exercises no control over such websites or their content.

The inclusion of such external links shall not imply any association, merger, partnership, endorsement, or participation with the linked entities.


8. RIGHT OF EXCLUSION

REINES reserves the right to deny or withdraw access to the Website and/or the services offered therein, without prior notice, either at its own discretion or at the request of a third party, where Users fail to comply with these General Terms of Use.


9. APPLICABLE LAW AND JURISDICTION

The relationship between REINES and the USER shall be governed by the laws of Spain.
